Featured Project: 202 - 199 Street, Langley, BC

Project Overview

✏️ Project Details: 6000 sq. ft. home with a 4-car garage and a 600 sq. ft. outbuilding

📍 Location: High Point Equestrian Estates, Langley, BC

🗣️ EAE’s Selection: Elite Airtight Envelopes was referred to the homeowners by another trade on the project who recognized their expertise in soft building envelopes and air-barrier components.

🏡 Homeowners’ Situation: Taking matters into their own hands, the homeowners had recently assumed control of the project after the previous builder’s costly mistakes.

💬 Customer Testimonial: “Great service, fantastic quality. Professional and the BEST team to work with. On time, no issues. Excellent product and high performance. Nothing left to say, when you already have the best. Highly recommended.” – Susan Dada, Homeowner

Project Goals

Homeowners' Objectives

The homeowners sought a competent and knowledgeable plan of action to achieve a long-lasting and healthy water- and air-tight building envelope, emphasizing the importance of this project as their "forever home."

Service Expectations

Apart from the technical aspects, the homeowners prioritized a stress-free installation experience and exceptional, highly responsive service from all sub-trades involved.

The EBE Method

🛋️ Interior Air-Barrier Approach: After thorough discussions and assessment, we recommended focusing on the interior air-barrier with a SIGA Majrex high-performance air-tight vapour control layer. This choice was influenced by the later stage of construction progress, which made it challenging to transition seamlessly from exterior wall air-barrier to interior air-barrier at ceilings and decks. The selected SIGA Majrex offered superior interior air-tightness and allowed for inward drying, ensuring healthy, mold-free assemblies and maintaining the well-being of the occupants.

🪟 Exterior Approach: For the exterior, we advised using a simple, cost-effective, yet robust Tyvek water-resistive barrier, meticulously sealed with SIGA tape at the perimeters. This solution effectively drained bulk water while contributing to the overall air-tightness of the home.

🚪 Specific Details: Sensitive window and door rough openings were carefully sealed with Soprema StickVP and Sopraseal sill gaskets to ensure long-term water resistance. Outlet box transitions were thoughtfully detailed with flexible sealants, and complex drop ceilings received special attention with spray foam.

🌟 Insulation Choice: Throughout the home, relatively inexpensive fiberglass batts and blown-in insulation were used, both for exterior assemblies and as soundproofing for interior walls.

Project Results

🏆 Air-Tightness Achievement: The mid-stage air-test yielded an impressive result, recording slightly below 1.0ACH50, meeting the demanding Step Code 5 levels. With further progress and finishes, the final air-test is expected to show even lower air leakage (likely 0.75ACH50).

⚡️ Energy Efficiency: Given the achieved air-tightness, heating and cooling costs are projected to be significantly less compared to similar homes in the area, ensuring substantial long-term savings for the homeowners.

🧰 Quality Workmanship: Township inspectors were notably impressed by the high standard of workmanship, especially evident in the detailing around window and door openings.

👍 Homeowner Satisfaction: Above all, the homeowners were overjoyed with the guidance they received, resulting in an effective, efficient, and healthy end product—a home built to last for their family and future generations.

Roof & Ceiling Assemblies

Detailed with batt insulation and air/vapour barriers with the highest attention to detail since these are sensitive areas that need to be especially as air-tight as possible. Alternately, spray foam can be used to create an unvented assembly here if desired and allowed by the district.

Wood-Frame Walls

Rockwool or fibreglass insulations typically fill voids in exterior walls and are completed with meticulously detailed vapour-control layers and air-barriers. We are experts at achieving a “Grade 1 Energy Star Installs” which means the thermal layers are installed with very little voids, gaps, or unnecessary compression. Spray foam is sometimes used here as well.

Concrete Walls

Rigid insulation and/or batt insulations and air/vapour barriers are often used in combination to achieve a well-sealed exterior foundation without problems with condensation and wet wall assemblies common in the past. Spray foam can also be used here.
